IMPORTANT POINTS TO REMEMBER BEFORE TAKING POSSESSION OF YOUR FLAT OR APARTMENT



Hello Hunters, some of you must be getting the possession of their already purchased properties in this lock-down period or by the mid of August & September. After months or in some cases maybe years of due diligence & waiting, you are going to be a proud house owner.

Since the inception of RERA, there has been lot of transparency in this procedure. Do not get carried away in your emotions, your job is still not over. You haven’t made your Possession Checklist yet. Here’s what you guys need to know before getting the possession of your property..


The Paperwork Needed
Before taking the possession of your property, check if you have received all the original documents & their photocopies from the builder. Here what you need to check: -

1. Encumbrance Certificate:
Encumbrance Certificate (EC) is the most crucial document, stating that the property is does not have any legal or financial dues on it. It is issued from the office of sub-registrar where the property registration was done.

2. No Objection Certificate

NOC, as we popularly know it, states that the property/project has received all the necessary approvals from the concerned departments.

3. Occupancy Certificate

Occupancy Certificate (OC), signifies that the compliance of the project is as per the approved plan submitted to the authority. You can read Occupancy Certificate in blog on things to know before starting property search

4. Completion Certificate
Completion Certificate ensures you that the project is completed in line with what was approved & is as per the construction regulation.

5. Khata
This particular legal document contains the name of the owner, location of the building & area of the building as per the approved plans.

6. Joint Development Agreement
Needed only if there are one than one parties involved in the project development, basically in case of joint venture developments.

7. Building Approval Plans
All the copies of the plans of project. In case, if you have taken a bank loan you must have already submitted a set of copies to the bank you have taken loan from.

8. Allotment Letter
Allotment letter is issued by the builder and is important document if going for home loan. You will have to submit it to the bank at initial stage to avail home loans.

9. Letter of No Dues from Builder
States that, you don’t have any pending dues to be paid against your property. It is issued when all the payments are completed.

10. Deed of Conveyance
Conveyance Certificate is a legal way in which a builder transfers all the rights of ownership pertaining to the immovable property from one person to another. In your case it will be transferred to the society. By the time you are about to get your possession, the builder must have already registered the conveyance deed to the society where the building stands.

Now that we have covered documents section, let’s take a look at the things to check in your project/apartment.

Amenities & Inside Your Apartment

1. Amenities
Builders at the time of booking promises you lot of world class amenities. Always keep your project brochure handy, since it is a part of your legal documents as it has a RERA registration number on it. Check all the amenities & the its quality.

2. Common Area
Check the flooring & tiling in the common area, is it the same as the one promised.

3. Your Apartment Fittings
While taking the possession of your unit make sure you have the same bathroom fitting brand, your door quality, your internal white goods (if any) like kitchen chimneys, video door phones etc. are in proper working conditions.

4. Any internal wall cracks (If any)
Technical things like this will need a certain level of expertise in the field. Make sure you consult an engineer for second opinion in this matter.

5. Plumbing Fittings
You have to check water pressure, leakages if any, clogged pipes, fitting functionality, etc. All most all the projects now a days comes with concealed plumbing system. Hence sometimes its difficult for someone without any technical knowledge to look into this.

6. Proper Electrification
This is the most important point to look after. Most of it being concealed, sometimes it become difficult to know what to look for and where to see the problems. For this I would surely recommend you hire a technician from the field.

7. Set of Keys
Make sure you have all the keys for the doors in your apartment & your furniture (if promised by builder).
