WHAT IS CARPET AREA, BUILTUP AREA AND OTHER AREAS USED IN REAL EASTATE ?
so this is just a simple and short post on the basic understanding of different area terminologies used in construction industry. 
Carpet area 
According to RERA, carpet area is defined as
the “the net usable floor area of an apartment, excluding the area covered by
the external walls, areas under service shafts, exclusive balcony or verandas
Area, but including the areas covered by
the internal partition walls of the apartment.
Plot area 
The area which is surrounded by a boundary
line is called as plot area 
The plot area is nothing but the area acquired
by you and you are the owner of the land 
Built up area / plinth area 
The total built up area in plot area is referred
as built-up area 
It simply means that the area under which
you can construct your building 
Built-up area = carpet area + thickness of
wall + balcony
Set
back area 
The empty spaces around the building is
called as set back area 
Set back area = built-up area – plot area 
Reasons to provide set back area 
1 at the time of emergency the vehicles
like fire brigade wan etc... Can freely move around The building 
2 for the purpose of proper ventilation and
freely opening of the doors and windows provided in the house 
Carpet area 
Area excluding walls area in the built-up
area is called as carpet area 
Carpet area = built-up area – wall area 
Super built up area 
Built-up areas plus the common proportionate
area such as swimming pool, garden, gym etc... Known as super built-up area.
